Basically, they're looking at your monthly DTI, or debt-to-income ratio.What mortgage lenders are not looking at when evaluating your ability to pay back a loan is disposable income. That's the money you spend on things like hobbies, vacations and indulgences. Like the term alludes to, it's the seller who benefits in a seller's market.&nbsp;Ever since the pandemic began, America has been in a low inventory situation, with small towns and cities and warmer climates (think Florida and Texas) bursting at the seams with buyers relocating and looking for a new place to put down roots. In the hottest markets, homes are selling within days of being listed. This gives prospective buyers very little time to research available homes, make a bid and be chosen by ever-picky sellers.&nbsp;<h2>Tips for breaking through&nbsp;</h2>So how do you push past the competition to find and buy a home that you'll love? A pre-approval means that a lender has thoroughly assessed your income, credit and general expenses and has determined what you can afford, given their underwriting guidelines. In essence, it is proof of a funding commitment and shows a seller that you are a serious buyer, are purchasing in your budget and have enough saved up to cover closing costs.&nbsp;Now don't mistake a pre-approval with a prequalification. If you put in an offer accompanied by just a prequalification letter, your offer doesn't carry as much weight. Prequalification assessment only indicates what you can afford based on what you “tell” your lender your income and saving are. It's not based on a deep dive into your finances by a professional underwriter. But an offer with an underwritten pre-approval shows you're a serious buyer and that you're able to close on the home faster — and with fewer hiccups — than a buyer who is merely pre-qualified.&nbsp;<ol><li>COUNT OUT CONTINGENCIES.</li></ol>Even if you make a decent offer on a house, adding contingencies — like having to sell your current home before closing on the one you'd like to buy — will likely push your offer to the bottom of the pile. There's no bigger turn-off to sellers. Still, many homebuyers include contingencies with an offer, often petty ones. It's not a move for the faint of heart, but with such scarce little inventory at the moment, making a contingency-free offer tells the seller you're earnest and eager to get this deal done.&nbsp;<ol><li>DON'T YOU DARE LOWBALL.</li></ol>How many times do we have to say it? It's a seller's market, and for the time being, there is not a lot of inventory out there to choose from. So if you're serious about buying a new home, don't play hardball. Sure, you can bid for lower than asking but you may not get a call back. Many homes are going for the asking price (and more) within a few days (sometimes hours) of being listed. So be smart about it. Make sure your bid will keep you within a monthly budget you can afford and prepare for a bidding war if the property is a charmer.&nbsp;Remember, the old rules no longer apply: making an offer that's 10% below the asking price — which used to be the norm — can insult the seller, who will then gladly turn down your offer. One last thing: don't get emotional about the place. If the bidding war ramps up and pushes out of the bounds of your budget, step away.&nbsp;<ol><li>BREAK OPEN YOUR PIGGYBANK.</li></ol>The fact is that bigger down payments are VERY attractive to sellers. According to the National Association of Realtors, the average down payment on a house or condo in 2021 was just 12%. For homebuyers under age 30, it was just 6%. And many people put down even less money – or no money at all.&nbsp;There are many reasons that sellers love offers with larger down payments, not the least of which is the belief that a buyer with a larger down payment will be a smoother sale and will stick to the closing date. The smoother you can make this transaction, and nothing greases the wheels like money, the better for all. So make an offer with the highest down payment that you can muster — within your limits, of course, don't go broke doing it.&nbsp;That said, some sellers will also be empathetic to those without huge bank accounts — they may have once been in your shoes. For many homebuyers, saving up for a down payment is not easy, especially in today's higher-priced market. So make sure you chat with a loan officer to determine if you qualify for loans with lower down payment thresholds. Several programs available nationwide can help, and they're not just limited to low-income or first-time buyers.&nbsp;<ol><li>CONSIDER THE UGLY DUCKLING.</li></ol>Have you ever googled some keywords and not found what you want in the search results? You probably added a few extra words to broaden your search. The same strategy works when you're buying a home. If you're not finding what you want (or getting outbid on a property you have your heart set on), consider properties just outside of the in-demand neighborhood you're focused on or look at houses that may need some remodeling or renovations. You might find the perfect home when you lower your expectations to 85 or 90% of what you “must-have.”&nbsp;Homes that require investing in a few upgrades to bring it up to your standards are worth looking into — especially since perfectionists will probably pass them over. Many buyers can't see past even a small home renovation, but if you can deal with a bit of sawdust and hammers banging for a few weeks, your dream home — maybe even with a new kitchen or bath — could be right in front of you. You just have to open your eyes — and your imagination. Work with your lender to see if you can factor contractor costs into your financing plans.&nbsp;<ol><li>GET PERSONAL</li></ol>When a seller is getting multiple offers, all tend to look the same — the only difference is the bid amount. So how can you make yours stand out — even if your offer is as good as the others? An offer letter.&nbsp;A personal note, written directly to the seller detailing why you feel in your heart of hearts that their home is perfect for your family, could be just the thing that sets your offer apart from any others.&nbsp;Connect with the seller emotionally. Tell them how you fell in love with their home, that you'd love to be the caretaker of their memories and why they'll be so happy that they chose you as a buyer. Tug on their heartstrings – after all, they once fell in love with the house too — but don't get too sappy and be sure to keep it short and sweet. Finally, consider adding a family photo. Essential Tips for First-Time Homeowners: A Comprehensive Guide

<h3>Home modifications: We think we don’t need them until not having them holds us back.</h3>When people think of home modifications, some images may immediately come to mind. The first may be of an elderly, frail, and sickly person. The second image might be of a person (old or young) in a wheelchair. Another image may be of various pieces of hospital-looking equipment such as a hard plastic disc that sits on top of a toilet; bright, unattractive, silvery grab bars; or an uncomfortable twin bed with full-length side rails.These images all conjure unpleasant thoughts of disability, dysfunction, and loss of independence. But, that isn’t the way it has to be. While it is true that modifying the home to improve accessibility is necessary and often vital for some individuals to be able to remain in their homes, one does not have to be in a state of crisis to think about making home modifications. Consider the following. <h3>What people want vs. what they have</h3>Most people have a desire to remain in their homes as they grow older. It’s true that other options exist such as downsizing or moving to a continuing care retirement community (CCRC), but the majority of those age 60 and over want to stay put. Home is a source of comfort. We know and understand our home, and have our community of friends and neighbors. We have often raised our families there. There are many reasons to want to stay. Although people want to remain in their homes as they grow older, most do not do anything to make that a real possibility. The current housing stock in the United States was not designed for 60, 70, or 80-year-old people. There are stairs to enter the home and within the home; doorways are narrow; the laundry is in the basement; the bathroom (which has a tub) is on the second floor of the home. Our bodies are going to change as we age (arthritis, vision changes, hearing loss), but those homes aren’t going to change with us unless we change them!<h3>Prepare for Your Future (and make your life easier at the same time!)</h3>Planning for the future is not an uncommon concept for most people. We begin planning financially for our future long before we retire (hopefully!). We use programs such as 401k’s and 403b’s to do this; putting away a little of our paycheck every month so that when we stop working full time, we will have planned adequately to have enough money to sustain us in later life. We also plan for accidents. I know that doesn’t sound right at first read, but we do. Through all types of insurance, we plan for accidents that may or may not happen. We have homeowner’s or renter’s insurance, car insurance, and health insurance. These accidents or unfortunate events may never occur, but we know that it is wise to have insurance just in case something unexpected does happen. <h3>Why aren’t home modifications done?</h3>So, why is it that so many of us don’t plan for our future when it comes to our homes? As I noted above, research has demonstrated that the majority of those age 60 and older want to stay in their homes into the future, yet those same individuals do not make any modifications to their homes to improve the chances of that actually occurring. I have spoken with many people about this topic and below are their reasons for not making modifications. I don’t know what changes to make. I don’t need any changes because I am doing just fine (thank you very much). I am concerned that a modification will negatively impact the resale value of my home. Home modifications are costly and I don’t have the financial resources to pay for them. <h3>Common concerns</h3>These are real concerns that people have about home modifications. I’d like to address each of these briefly. <h3>Unsure of changes to make</h3>Many times when people tell me that they don’t know what changes to make to their homes it is because they think they have to try to predict what will happen to them in the future in order to know what changes or modifications to make. There are a number of modifications that are beneficial to the majority of people (young and old alike) that transcend a specific illness or accident. These are modifications that can prevent illness or accident. They include having the right grab bars installed properly in the shower, adding a second handrail to stairs, and increasing lighting on stairs. These simple changes improve safety and ability and prevent falls which is a leading source of disability in those over 60.<h3>Home modifications are for the disabled</h3>Some people have the misconception that home modifications are only for people who have a significant disability. So, if they don’t fall into this category and are basically doing everything around their home they need to do, home modifications are not for them. Actually, home modifications could help these individuals in at least two different ways.A modification could make those daily household tasks easier (think installing a pull out drawer in a lower cabinet to reach items easily rather than getting down on hands and knees to reach the pot in the back of the cabinet) and a modification could provide the opportunity for that person to re-engage in an activity they had given up because it became too difficult. This happens to people without them even thinking too much about it. When something becomes too difficult or painful, they simply stop doing it.<h3> Worried about home resale</h3>Resale of the home is a concern for many. We don’t want ourselves or our adult children to be burdened with a house that has depreciated in value. Twenty years ago, when many home modification products were very institutional looking, this was more of a problem. Today, manufacturers of many of these ‘home improvement’ items have gotten the message that people want products that make them safer in their homes and make life easier, but they want these products to be aesthetically pleasing. As a result, there are now grab bars, hand held shower heads, and shower seats (just a few examples) that are pretty and are a nice addition to any bathroom. Too expensive Depending on the scope of your home modification project, cost will vary. A kitchen renovation designed to change counters and appliances to achieve wheelchair accessibility will require a financial investment. Other modifications such as installing a grab bar or extra handrail on the basement stairs, will be less costly. Modifications aren’t typically paid for by Medicare although some Medicare Advantage plans are considering covering home modifications in the future. Some states offer loans or other funding to individuals of a certain age and/or income level. Reverse mortgages can also be used to help pay for home modifications. There are options. How Does Your Home Need to Change? If you are one of the majority of people who want to stay in his or her own home for years to come, the time to start planning for it is now. Start by taking an objective look around your home to determine what changes you could make to improve your safety and make the chores and activities you do in your home easier.
